The Erie has dropped its prices considerably.
In January, I wrote about this swanky boutique condo building on Champlain Street in Adams Morgan. At the time, the developer was about to start a similar high-end, luxury project directly across the street. Meanwhile, some of The Erie’s eight units had been on the market for months, without a single sale. To follow up my old story and yesterday’s post, I checked online to see how The Erie was fairing. Here’s what I found:*
#C3: Two bedrooms; Two and a half bathrooms; 1,605 square feet
Original listing price: $1,018,658 (October 2008)>>>> Current price: $895,000
#P1:Two bedrooms; Two full bathroom and two half bathrooms; 2,378 square feet
Original listing price: $1,373,381 (October 2008)>>>> Current price:$1,325,000
#C4:One bedroom; One bathroom;724 square feet
Original listing price: $554,911 (October 2008)>>>> Current price: $499,999
#PH2: Two bedrooms; Two bathrooms and two half bathrooms; 2,084 square feet
Original listing price:$1,221,381 (December 2008) >>>> Current price: $1,150,000
Presidential Suite (Plan for combined units): Four bedrooms; Four bathrooms and two half bathrooms
Original listing price: $2,950,000 (December 2008)>>>>Same
*According to DCmud, one unit in The Erie has sold, though the sale’s not registering on the MLS system.
