Now the H Street it-corridor has everything a commercial area could ever want, if Michael Neibauer’s super-secret sources are telling truth! He reports:

A deal to put a Giant supermarket at Third and H streets NE two blocks from Union Station is imminent, sources tell the Washington Business Journal.
A highly placed Giant of Maryland executive confirmed the impending agreement with Chevy Chase-based Steuart Investment Co., the parcel’s developer, but asked not to be named because “the deal is not done,” and the “I’s and T’s [are] not crossed.” Guy Steuart, Steuart Investment director, could not be reached for comment.
Steuart’s plans for the 286,500-square-foot mixed-use project, on the west end of the H Street corridor, include 212 residential units, 279 parking spaces and a grocery store.
What grocery store has been the question. Harris Teeter had a nonbinding agreement to locate there, but backed out in 2007. Steuart was in talks with Yes! Organic Market and Trader Joes — H Street residents launched a petition to lure Monrovia, Calif.-based Trader Joes to the location — but those negotiations proved fruitless.
In other grocery-related news, Housing Complex has been trying to figure out what’s going on with the Costco and Shoppers that are coming to the planned development in Fort Lincoln. Last week, Mayor Adrian Fenty was supposed to have held a press conference to announce a financing package for the two retailers, but canceled at the last minute (Harry Thomas’ press secretary tells us she found out from a resident ten minutes before it was supposed to start). The Mayor’s office isn’t returning phone calls, and Costco isn’t commenting, but Councilmember Kwame Brown’s spokesman says he expects the package to amount to $10 million in TIF money. Will update when the Mayor decides to reschedule.
