Another old apartment project is coming off the shelf! Bisnow reports that a partnership of local developer JBG and national real estate investor the Tritec Group want to break ground by the end of the year on a 141-unit apartment building at 1705-1729 East Capitol Street SE, right across from the newly-renovated Eastern High School.
Plans have been in the world since 2006 for the site, where decrepit apartment buildings were razed a few years ago. The Zoning Commission approved a planned unit development for higher-density residential zoning in 2007, which was amended and extended in later years. According to DCMud, the original developer bought the property for $9 million and sold to the Merion Group for $6.2 million at the end of 2007.
The zoning order for “Kennedy Row” indicates that there will be no ground floor retail. It also includes goodies for local groups, like $500 in landscaping services for all households on the north side of A Street between 17th and 18th Street SE, $15,000 in improvements for each of two neighboring multifamily residential buildings, $25,000 in improvements for either Eastern High School or Eliot Jr. High, and more.
